In addition, a homeowner’s association is typically responsible for much of the exterior maintenance. Here are some things you should keep in mind when considering townhouses for sale.
If planting flowers and shrubs is high on your list of things to do, you’ll want to find out what your homeowner’s association feels about that ahead of time. Are you restricted from growing certain plants or adding outdoor décor? Will there be stipulations on painting your front door or adding shutters? These things are important to know ahead of time so that you won’t become frustrated later because your homeowner’s association is too restrictive.
It’s also important to know what areas your homeowner’s association will be required to keep up with. Some will take care of all exterior maintenance to include re-shingling the roof, while others will only mow grass and pull weeds. Keep in mind that the more your HOA provides, the higher your association dues will be, and you should ensure that dues are not too high by comparing them with other neighborhoods that provide similar services.
As a townhome owner, you could have access to common areas such as swimming pools, tennis courts or a fitness center. You’ll want to find out what the rules are governing the use of these facilities as well. It can also be a good idea to look them over carefully in order to ensure they are well maintained. When looking during an off season, talk with some current residents to find out whether or not the pool is normally kept up, as you likely will be unable to inspect it.
